Sustainable is the standard, not an appendix.

Those who invest for decades choose buildings that use little energy, stay in demand and hold their value, and account for it. For us that is not idealism but return thinking.

  1. EnvironmentalOur portfolio meets the strictest energy standard of the country we invest in, such as the Nearly Zero Energy Building standard with an A rating and the Dutch BENG requirements. That applies to what we build as much as to what we buy: an asset that does not yet meet the standard is brought to that level after acquisition. With heritage we restore the monument and bring the new build to the same standard.
  2. SocialWe let at market rents to residents who stay. A rent that fits the home and the neighbourhood, and so stays affordable for those who live there, means low vacancy, long tenancies and a stable cash flow; that is the basis of the return. Our projects are about the people who live there.
  3. AccountabilityEnergy use and emissions of our buildings are tracked and reported to institutional standards. What we measure, we can account for.
For us sustainability and return are the same decision: a building that is still in demand in twenty years uses little, is well let and well managed.
Landgoed Coudewater
Living with care and heritage

Young and old on one estate.

At Landgoed Coudewater, care apartments, senior housing and a childcare centre come together in two restored national monuments: the monastery building with its chapel, and the villa with a new wing. We choose that combination deliberately: living with care close by, generations that meet every day, and monuments preserved through their new use. Ageing is one of the most important demographic trends, and here too the housing shortage plays a role: too little is built for those who need care close by. We see housing with care as a segment where return and societal demand coincide, and are deliberately building a position in it, in locations where demand structurally exceeds supply.

    Senior homes in the monastery building around the inner garden, accessible and single-level.

  • A new generation

    A childcare centre in the monastery chapel: the monument gains a function that brings daily life to the estate.

Governance

How sustainability is anchored.

Decision

Return and risk lead every investment decision; energy standard, lettability and accessibility are fixed tests within it. An asset that does not meet the standard and cannot be brought to it, we do not buy.

Responsibility

Sustainability is not a separate department. Management owns the policy and tests every acquisition and every design; operations report consumption and maintenance per asset.

Accountability

We report periodically to our lenders on energy labels, consumption and occupancy per asset, based on measured figures. What we do not measure, we do not claim.
